INVESTOR / DEVELOPER ALERT! 60ft x 104ft lot with rear lane access. 2 bed / 1 bath home in liveable condition. Zoned R2 allowing for up to 4 units pending city approval. This would be a great site for a duplex, triplex or fourplex development, or utilize the existing building and add a garden suite (subject to city approval). This property is in close proximity to similar low and mid density developments. Situated close to amenities including schools, shopping, dining, transport and short walk to Rivers Trail. This may be your opportunity to purchase your future development site with 20% down compared to buying a vacant lot at potentially 50% down. Potential to benefit from reduced DCC if you demo and build, vs buying vacant lot. Seller may be willing to rent back home for a fixed period. Buyers are to confirm any information regarding zoning, permitting and city due diligence that is of importance to them. Plenty of upside here for a new owner so don’t delay! About
I moved to Kamloops from the Okanagan a decade ago and have never looked back. I studied business and sciences at the University of Northern British Columbia. After finishing my degree with a B.A. and working as an assistant to the Dean of Marketing I quickly jumped into the fast-paced environment of commerce. Having lived in BC the majority my life and having worked all over the country and traveled all over the world, it quickly became obvious, Kamloops is a great place to live. I am grateful for my family and always appreciate good times with friends. I was very fortunate to play competitive hockey and soccer in my younger years which helped to develop the importance of hard work, dedication and teamwork which I apply to all areas of my professional and personal life. After jumping from a plane 97 times I sold his parachute for a set of golf clubs. I also love water, frozen or not, snowboarding, wake-boarding and being in the outdoors.
